Getting your deposit back at the end of your tenancy

You are entitled to receive your deposit back when you leave the property - providing it is left in the same condition as when you moved in. If the property needs to be professionally cleaned or there are any damages or repairs, the landlord is likely to deduct the cost for rectifying these issues from your deposit. 

At the end of the tenancy, each tenant will be sent a copy of the Move-Out Inventory Report with a Tenancy Liability form attached by email.  This Move-Out Inventory Report will have been compared to the original Move In Inventory Report and updated with images/notes (if any) which all tenants were sent at the beginning of your tenancy are present for comparison.

Any cleaning or damage charges found will be listed in the Tenancy Liability Form and explained within the email, signing the form confirms acceptance of the charges, however if you require the charges explaining in further detail please reply to the email and we will get back to you.

What repairs & maintenance issues is the tenant responsible for?

As a tenant, you are responsible for looking after internal decorations, furniture and equipment. There is an expectation for wear and tear to the property and landlords won’t be able to deduct this from your deposit so long as it’s reasonable. It is however, your duty as a tenant to report any maintenance or repair issues to the landlord in a reasonable amount of time to prevent the problem from worsening. Minor maintenance works such as changing light fittings and checking smoke alarms work all fall within your responsibilities as a tenant.

What repairs & maintenance issues is the landlord responsible for?

Landlords are responsible for the properties structure and exterior, as well as the sanitation fittings such as sinks, drains and pipes. Heating and hot water are also the responsibility of the landlord as are gas appliances and fittings.

How long does it take to get my deposit back?

We aim to complete your Move Out Inspection, compile your report comparisons and send out your Tenancy Liability forms to be filled in by all tenants within 7 days of your tenancy ending, however during peak periods up can take up to 21 days for your deposit to be released. 

Once all tenants have reviewed the Move-Out Inventory Report, signed the Tenancy Liability form and added their forwarding addresses we can request TDS to release the deposit. Do note unless a Tenancy Liability Form has been signed and completed in full by all tenants; we cannot request to release the deposit which can cause delay to releasing your deposit.

A quick guide to finalising your deposit

Your Tenancy Liability Form will need to be completed in full to release the deposit return to be processed, our team will send all tenants the form online to allow for electronic completion and signatures. To complete the form correctly you will need to do the following:

Where the form requests information about current suppliers please ensure you enter the name of your energy supplier on the lines provided

Where your name is printed please ensure you sign beside your name

Where the form states forwarding address, please add your new address below the heading (for each and every tenant) this may be your home address or your new rental property address

We will then process the repayment request on TDS Custodial, and the lead tenant will need to log into their account to accept this on their end
