Early Tenancy Termination

Whilst normally it is rare to have to terminate a tenancy early, we understand that sometimes situations and circumstances can cause your stay with us to need to be cut short of the intended end date.

If all tenants need to end their tenancy early, it’s referred to as Full Early Termination. If only one tenant is leaving, this is called Partial Early Termination. Both scenarios require an addendum confirmed by the named tenants to amend the tenancy agreement and end the fixed-term lease on a mutual date.

Under the Fixed Term Tenancy Agreement, all tenants are jointly and severally liable for the rent until the contract concludes. Early termination can be requested to the Landlord if all named tenants agree. In this case, we can assist in advertising the property, but you will remain responsible for rent and utilities until a new tenant takes over. Additionally, a £498.00 (inclusive of VAT) amendment fee will apply.

For Partial Early Termination, tenants are encouraged to find suitable replacement tenants through platforms like Facebook, Sparerooms.com, or by reaching out to friends. It’s crucial for remaining tenants to meet and interview potential replacements to ensure compatibility, as they will be living together. This collaborative approach helps foster a positive living environment.

Here’s a brief overview of the early termination process, noting that it may vary based on individual circumstances:

  1. Contact Us: Email hello@beecityliving.co.uk to discuss your reasons for wanting to leave early, and we’ll communicate with the landlord on your behalf.
  2. Landlord Approval: If the landlord agrees, a £498.00 (inclusive of VAT) fee will apply for processing the Tenancy Agreement. All tenants must sign a "Request to Terminate" letter.
  3. New Tenant Screening: Any replacement tenant(s) will undergo the same referencing and guarantor checks you did at the start of your tenancy. We will not proceed if they do not meet the required criteria.
  4. Contract Amendment: Once suitable replacement tenant(s) are found, we will send an amended contract to all parties and arrange a key collection appointment after all paperwork and payments are confirmed.
  5. Move-Out Inspection: We will conduct a move-out inspection of the spare room/flat to assess any charges for departing tenant(s).
  6. Early Termination Addendum: Departing tenant(s) will receive an addendum to confirm their release from contract liability.
  7. Deposit Return: Any Tenancy Liability forms will be sent for signature. Once returned, we will initiate the deposit return process for those who have left.

Please Note: The landlord has the final decision on whether to allow early termination during a fixed-term tenancy.
