Our Letting and Application Process

Step 1 - Email (enquiries@beecityliving.co.uk) to express your intention to secure the property that you have viewed in person with us. Please remember to include all tenant's Full Names, Email Addresses, and Contact Numbers.

Step 2 - Subsequently, you are required to promptly make a holding fee payment (usually equivalent to one week's rent) in order to secure the property. This payment can be made either via bank transfer or cash in our office. Please note that should you withdraw from the application process at any point the holding fee will not be refunded, upon successful completion of your application the holding fee amount forms part of your total deposit.

Step 3 - Upon receipt of the aforementioned holding fee in full, we will remove the property from advertisement and provide you with an email link to complete your application referencing forms online through Tenancy Hive Referencing. All applications must be completed within a 14-day period.

Step 4 - After we have received all the required documentation, your application will be reviewed. Due to the Government's strict stance on the Right to Rent legislation while your referencing checks are being processed, it is important for applicants over the age of 18 to bring their physical Right to Rent document(s) to our offices in person. Please see this link for a list of approved documents but usually, a passport should suffice (copies will not be accepted). We will utilise your identification documents to conduct Right to Rent Checks, as required by law.

Step 5 - If you pass the referencing checks, we will notify you accordingly. If for any reason you do not pass referencing, we will review the situation with the landlord. You may be asked to obtain a guarantor to support your application and pay rent upfront or in instalments in order to pass referencing. However, if you do not pass the referencing due to undisclosed information on your application, your application will be cancelled and your holding fee will be retained.

Step 6 - We will inform your new landlord that you have successfully passed the application referencing. Then we will make arrangements for you to sign your Tenancy Agreement and provide details for making the remaining deposit payment. Your deposit, once received in full, will be held securely for the entirety of your tenancy with The Tenancy Deposit Scheme and we will send you your Deposit Certificates.

Step 7 - Once you have completed the necessary steps of reviewing and signing your Tenancy Agreement and made the full payment of your remaining deposit, we will promptly proceed to finalise the Tenancy Agreement on behalf of the landlord. After which we will contact you to arrange a convenient appointment for you to collect your keys.

Step 8 - Approximately one week prior to your tenancy start date, you are expected to pay your first rental payment. Please note that unless all tenants for a tenancy have paid the deposit and first rent instalment in full before the time you wish to move in, we would be unable to release keys to anyone!

Step 9 - We are required to do a final check and see your physical original and valid Right to Rent documents at your key collection appointment (i.e. no scans, no photographs, and no driving licences without secondary documents) before we hand over any keys. Please see this link for a list of approved documents but usually, a passport should suffice. This means we are also unable to release keys on behalf of another person, and all keys must be collected/released during our office hours.
