The Deposit Release Process

Once your tenancy has ended and all keys have been returned, a Move-Out Inspection will be conducted. This inspection is necessary before we can initiate the process to release your deposit.

The Move-Out Inspection will assess any damage or cleanliness issues beyond normal wear and tear. It also serves as a record of the property’s condition, helps estimate repair costs, and prevents potential disputes.

To ensure accuracy, the Move-Out Inspection report will be compared to the original Move-In Report, along with any updated images or notes that were shared with you at the start of your tenancy.

Our goal is to send you a "Finalising Your Tenancy and Releasing Your Deposit" email and return your deposit within 21 working days after your tenancy ends. However, please be aware that during peak periods, this may take longer. In the email, you will be able to review any charges (if applicable) and final meter readings. You will also receive a Tenancy Liability Form via Dochub.com, which all tenants are required to review, complete, and sign - Any proposed deductions from your deposit must be agreed upon before we can proceed with the return.

In this email, tenants will have the opportunity to review any charges (if applicable), as well as the final meter readings for closing utility accounts. Tenants will also be required to review, complete, and sign the Tenancy Liability Form, which will be sent to all tenants simultaneously via Dochub.com.

Once we receive the completed Tenancy Liability Form, we will submit a repayment request to TDS Custodial, which typically takes an additional 3-5 working days to process.

Note: For all tenancies, TDS Custodial will have on record who the lead tenant is, and it will be up to the lead tenant to assign how much deposit goes back to each tenant.

Dispute Resolution

In cases where there is a disagreement between you and the landlord regarding the Move-out assessment or deductions, the deposit protection scheme often offers a dispute resolution service. This service provides an impartial third party to mediate the dispute and come to a fair resolution.

If you believe that the proposed deductions are unjustified, you can initiate the dispute resolution process. Both you and the landlord will need to present evidence to support your claims, and a decision will be made based on the available information.
