Move-Out Cleaning Guide & Checklist


Moving out can be a busy time, but ensuring the property is left thoroughly clean is the most important step to securing the fast, full return of your security deposit.


Under UK housing law, we cannot force you to hire a commercial or professional cleaning company. However, you are contractually required to return your home to the exact same standard of cleanliness as recorded in your Move-In Inventory Report.


🔍 The Golden Rule: Use Your Inventory Hive Report

The easiest way to avoid deposit disputes is to open the Inventory Hive report you were sent on Day

Our checkout inspectors use these exact photos to compare the property's condition.

If an item was marked as "Spotless" or "Clean" when you moved in, it must be returned in that exact condition (allowing for normal wear and tear).


🧼 Room-by-Room Cleaning Checklist

Please ensure the following tasks are completed across the entire property before handing back your keys:

Area of the Property Specific Tasks Required
Kitchen (Most Critical)

Oven: Clean the inside glass, racks, and bottom floor until grease-free.

Hob & Extractor: Wipe down the stovetop and the greasy extractor fan hood.

Fridge & Freezer: Defrost fully, wipe shelves, and leave doors propped open.

Appliances: Wipe the washing machine and dishwasher rubber seals and rinse the soap drawers

Cupboards: Empty completely and wipe away any crumbs or inside spills.

Bathrooms

Toilet: Thoroughly scrub the bowl, seat, and the outer base.

Taps & Shower: Wipe down taps and screens to clear water spots/limescale.

Tiles, Grout & Silicone: Scrub shower walls to remove soap scum. For any black mould patches on the silicone sealant around the bath, sink, or shower tray, apply a thick bleach or dedicated bleach-based mould spray. Let it sit for at least 30–60 minutes to pull the stains out before rinsing clean (this may need a few tries)

Glass screens and mirrors: Clean all mirrors and window glass so they are streak-free and limescale-free.

Floors & Carpets

Carpets: Vacuum thoroughly, using the nozzle tool right up to the edges.

Hard Floors: Sweep and mop all hard flooring, including under movable furniture.

Walls & Skirting Boards

Skirting Boards: Dust the tops of the boards, especially in corners.

Switches & Handles: Wipe off finger smudges from light switches and door handles.

Mirrors, windows & Glass

Glass: Clean all mirrors and window glass so they are streak-free.

Sills & Tracks: Wipe down window sills and vacuum out loose dirt from the tracks.

Furniture & Hidden Spots

Behind Furniture: Pull sofas and beds away from walls to vacuum hidden dust.

Upholstery: Vacuum bare mattresses and down into sofa cushion crevices.

The Final Check

Lightbulbs: Turn on every light to ensure no bulbs are blown (saves a hefty contractor replacement charge!).

Smoke & Carbon Monoxide Alarms: Press the "Test" button on each alarm to ensure it beeps loudly. If it's chirping or dead, pop in a fresh battery.

Personal Belongings & Waste

Clear Out Completely: Double-check every single wardrobe, drawer, cupboard, and loft space.

Remove All Items: Take absolutely everything with you—including unwanted clothes, hanger sets, cleaning sprays, or leftover pantry food.

Rubbish Disposal: Ensure all final bags of rubbish are taken to the external property bins.

If any items or waste are left behind in the flat, you will be charged for professional clearance and disposal fees.


⚠️ The "Top 4" Areas Most Tenants Forget

Over 80% of cleaning delays at checkout are caused by the exact same four items. Please pay extra attention to these before your inspection:


  1. The Oven: This must be completely free of grease, burnt-on food, and oil. Remember to clean the wire racks and the glass door inside and out.
  2. The Fridge & Freezer: Turn off and completely defrost the freezer in advance (place towels down to prevent water damage!). Wipe clean all shelves and door seals, and leave the doors propped open slightly to prevent bad odours.
  3. Appliance Drawers: Pull out the washing machine detergent drawer and wipe away any slimy residue or old powder buildup. Clear out the debris filter at the bottom of the machine.
  4. Behind Furniture: Pull beds, sofas, and bedside tables away from the walls to vacuum up the dust circles that naturally collect underneath them.

💡 What Happens If Cleaning Is Missed?

If our checkout inspector notes that an area has not been cleaned to your move-in standard, we will notify you immediately.


Because we need the property ready for the next occupant to move in on time, if you choose not to return to rectify it, the cost of a professional contractor to resolve the specific issue will be deducted from your security deposit via the TDS.
