Move In Inventory Report and Interim Inspections

Your Move In Inventory Report

When you have moved into your property, our team will send a link to you to access a detailed, photographic Move In Inventory. This report lists all of the items and the contents of the property and the ‘check-in’ element lists the condition of all of those items at the start of the tenancy along with confirmation of the meter readings and the number of keys handed over.

Once all tenants have signed via their email to confirm that the system has the correct email address you are all able to interact with it and respond to comments/upload photos should you wish.

Please take the time to review this document as we will use it at the end of your Tenancy to determine whether you have damaged or lost anything that belongs to the Landlord.

The report will allow you 7 days to add photos or add comments of anything you feel needs documenting further, this ensures a record not only of the issues photographed but also of the date on which the photos were taken so there can be no question that the photos were taken at the start of your Tenancy. 

This inventory will then be used at the end of your tenancy so any changes can be easily identified and any dilapidations to the property can be assessed. Allowances will be made for reasonable wear and tear but do note that any cleaning charges and claims will be made against your Deposit. 

It is therefore strongly advised that you check through the inventory carefully and ensure that you are in full agreement with the content.

Interim Inspections

During your tenancy, we will carry out regular visits to check on the property on behalf of the Landlord. This is also know as a Interim Inspection, this involves us visiting your rental property, making a record of its condition and to test smoke alarms and carbon monoxide detectors (if any). 

Its also an opportunity for you to let us know any anything that you may want to report but we do advise that you reach out to us at any time to ensure we are aware of any possible issues no matter how small you feel the issue may be.

We'll reach out to you to offer notice of when we'd like to carry out an Interim Inspection to ensure the time is suitable for you and our team, often they take no longer than 20 - 30 minutes. 

When we have completed our assessment, we will email you an outcome report with some guidance if required.
